Zoning codes answer two different questions and most tools only
ask the second one. May I build this use at all? comes before how big
may I build it? — and an envelope computed on a district where the use is
prohibited is a confident wrong answer. These pages answer both, from the ordinance
of record, with the section cited beside every verdict.

What is deliberately not here
Lyra bundles headline zoning approximations for several large
metros so the desktop app's “type a zone, get an envelope” flow works
out of the box. Those tables are hand-seeded approximations that omit overlays,
contextual rules and height districts, and they answer no use question at all.
Publishing them as search answers would assert something the data does not
support, so they are not published here:

A metro appears above only when it carries a transcribed
use-permissions.csv and a PROVENANCE.md.
How to read these pages
- Base district only. No page here checks overlay geometry,
recorded plan conditions, rezoning stipulations or parcel shape. Each metro's
page quotes its own overlay caveat, and in both jurisdictions published here an
overlay can invert an answer outright.
- A missing row is unknown, not a no. Where the transcription
carries no row for a district and use, the page says so.
- Conditional is not a yes. Where a use needs a Plan of
Development or a Council Use Permit, the page names the body that grants it —
that is a schedule and a political risk, not a formality.
- Confidence is published. Every verdict carries the
transcription confidence recorded when it was read out of the code.
- None of this is a Zoning Verification Letter. Verify with the
planning department before you spend money.
